All tenancies will be governed by a Shorthold Tenancy Agreement Contract

Many people prefer the flexibility of renting to buying their own home. It offers security that someone else is responsible for the maintenance of the property. When the time comes to change it's so much easier moving, no solicitor, Estate Agent, Surveyor, Mortgage or removal fees. Just apply the notice within your contract terms and conditions.


What tenants need to do!
 

We only accept tenants who will look after the accommodation and blend into the local area, we do not accept DHSS tenants, pets or birds.

 

We like to inform our tenants of all the costs involved, which sadly isn't the case with many other landlords or agents. 

 

A tenant needs to budget for credit / work / security referencing, rent guarantee scheme, check in & out and administration which are standard across most quality landlords. Tenants need to appreciate this two way process to ensure their financial eligibility for renting property and to demonstrate their ability to actually pay the monthly rent on time.

 

Contents insurance must be taken which is necessary to insure carpets, fittings and of course your personal effects.

 

Monthly rental is inclusive of apartment management fees.

 

Monthly rental plus 6 weeks deposit (which is protected under the Tenancy Protection Scheme TPS) is payable in advance.

 

The tenant is responsible for all TV license, local taxes, Utility service and non standard services (like sports channel TV payment services).

 

Read and abide by the Tenancy Agreement.

In addition to quarterly property inspections by the landlord of his representatives he will undertake an annual maintenance inspection of the property to ensure any works that require doing are completed.
 
This is in addition to any appropriate works that may require addressing the year.
